I just left a message regarding a house in Lincoln that I am looking to purchase. This is a "deck house" built in 1969. (Details : http://www.redfin.com/MA/Lincoln/5-Hawk-Hill-Rd-01773/home/11776130)

The house has been gutted due to mold remediation (see details and house condition in PS.) I am looking to get an estimate of what would be needed to quickly bring the house to a condition where an occupancy permit would be provided. Afterward, further work to turn the place into a comfortable home....

Ideally, we would speak today, and you might be able to send someone to the house today. (I'm there for a home inspection @ 3pm.)


PS : Details of condition

In Dec 2004, while the owners were out of country, when the temperature was ~-10F outside, there was a forced hot water pipe freeze, followed by 16 breaks in the heating pipe though out the home upon thawing. When the furnace became operational on and spewed out ~80C steaming water for possibly 1 day - which then condensed on every surface (exposed and inside wall, etc.) throughout the house. Incomplete and delayed drying of the home allowed for mold to establish itself. Inadequate partial remediation allowed the mold to further establish itself. The final remediation was to soda blast all the interior necessitating the the home be stripped to essentially its exterior non-insulated walls w/windows and roof. The interior looks like new construction before specialists arrive. It has no insulation, no plumping, no interior electrical, no sheet rock, etc. On the plus side, the site does have all the mandatory utilities, which appear to be in good condition are are ready for connection inside the house.
